昨日のお客様は奈良県は生駒市

私は大学が生駒だったので地域的にはなじみが

あるところです。

関西では有名な

「阪奈道路」

を通って1時間と少し

到着したのは高台にある1軒家

前にもお話しましたが今はお客様のニーズが多様化しており

以前は

①不動産屋さんからのご依頼のみ

でしたが

②物件のオーナー様から入居前、又は退去後

③賃借人の入居前、又は退去後

④パートナーさん（壁紙リフォーム等）

と多岐にわたっています。

今回は②で「退去後」

つまり

「元々お住まいだった家を引き払いクリーニングして賃貸にする」

という方からのご依頼でした

元々長くお住まいだったとお聞きし築年数も古いことを想像していたのですが

全くそのようなことはなく外観、内観も真新しい物件

それもそのはずオーナーさんが3年前にリフォームされたということでした

2階に2部屋、1階にLDKの2LDKですが2階は移動式の間仕切りで

3部屋にできるというもの

また1階にはルーフバルコニーがあり外の池を眺めながら食事もできるという

別荘気分が味わえるお宅でした

窓は2重になっているので防音、防寒も完備されています

マンションの「気密性」と一戸建ての「採光性」のいいところを

取った物件だと思いました

入居者がすぐに付きますようにと願っておりますが

おそらくすぐ付くだろうと思います(笑)



Yesterday's customer was from Ikoma City, Nara Prefecture.
It's an area I'm familiar with because I went to university in Ikoma.

We arrived at a house on a hill, which took just over an hour to get to via the famous "Hanna Road" in Kansai.

As I mentioned before, our customers' needs have become more diverse.
In the past, we only received requests from real estate agents,
but now we cater to various requests,

such as
from property owners before or after tenants move in,
or from lessee before or after they move out,
as well as from partners (wallpaper remodeling etc.).

This time, we received a request from someone who had moved out of their home and wanted
it cleaned for renting out.
The house had been lived in for a long time,
so I imagined it was an older property, but it was actually brand new both inside and out.
It had been remodeled by the owner three years ago.

There are two rooms on the second floor and is a living dining kitchen on the first floor (2LDK),
with a movable partition that could turn the second floor into three rooms.
There is also a roof balcony on the first floor, where you could enjoy a vacation
home-like feeling while dining and looking at the outdoor pond.

The windows were double-paned, providing soundproofing and insulation.
I thought it was a property that combined the good points of both airtightness
in a condominium and light exposure in a single-family home.

I hope we can find a tenant for the property soon, but I think it will be rented out quickly (laughs).
