昨日は大阪市内で1Kマンションのハウスクリーニングでした

　「4階建ての4階で階段無し」

私たちクリーニング業者にとって階段があるかないかは非常に大きいです

なので事前に何階建てかは必ずお伺いしています

エレベーターがない場合は持っていく道具や洗剤をできるだけ最小限にすること

も一つの仕事です

そしてこれはこれから賃貸マンションをお探しの方に豆知識としてお知らせします

実はエレベーターがついているかどうかはマンションの階数を聞くと

ある程度予想ができます。

といってもエレベーターの設置は階数で決まっているわけではありません

建築基準法では

「31ｍ以上の建築物にはエレベーターの設置義務がある」

とされています

31ｍはだいたい7階くらいに相当します

なので6階以下のアパートやマンションではエレベーターが無い可能性が高いです

エレベーターの有無は家賃や共益費に影響します

もちろん同じような物件であればない物件の方が安いです

ただしエレベーターが無い物件はデメリットもあります

引っ越し代が高くなる可能性がある

オートロックが無いことが多くセキュリティが心配など

とはいえ3階以下の物件であればエレベーター無しでも

まったく問題ないという方も多いです

お部屋の探し方の一つとしてお留め置きください


Yesterday, I did a house cleaning for a 1K apartment in Osaka city.

It was a 4-story building without a staircase on the 4th floor.

For cleaning companies like us, the presence or absence of a staircase is very important,

so we always ask in advance how many floors the building has.

If there is no elevator, minimizing the tools and detergent we bring is also part of our job.

And this is a piece of trivia for those who are looking for rental apartments from now on: actually,

you can roughly guess whether there is an elevator in the building by asking how many floors it has.

However, whether or not an elevator is installed is not determined solely by the number of floors.

According to the Building Standards Act,

"buildings with a height of 31 meters or more are required to have elevators installed."

31 meters is roughly equivalent to about 7 floors.

Therefore, there is a high possibility that apartments and rental properties

with 6 floors or less do not have elevators.

The presence or absence of an elevator affects the rent and maintenance fees.

Of course, if the properties are similar, the ones without elevators are cheaper.

However, properties without elevators have their disadvantages,

such as the potential for higher moving costs and often no automatic locks, which can raise security concerns.

However, many people feel that it is not a problem to live in a property without an elevator,

especially if it is on the 3rd floor or below.
